A standard element of rental property management involves the completion of routine inspections. In accordance with the Landlord and Tenant Act 1985, landlords are granted the right to assess a property’s ‘condition and state of repair.’ These inspections are typically carried out periodically throughout the year or upon a tenant’s vacating of the premises.

As part of our comprehensive service to landlords, we conduct thorough inspections of their properties. One frequently asked question regarding this service pertains to the specific criteria we evaluate. Allow us to elucidate on the aspects we meticulously assess during these inspections.

Our examination of the property for these two items is based on the following.

Condition of fittings, furniture and appliances

We meticulously assess the condition of all items encompassed in the rental property, as documented in the inventory report. This includes but is not limited to white goods, electrical appliances, furniture, and fixtures such as toilets, with each item undergoing thorough inspection and documentation.

Any identified issues are promptly addressed. In cases where repairs are attributable not to normal wear and tear but rather to tenant negligence, the cost of such repairs is covered from the security deposit, adhering to established procedures

General property condition

During our inspections, every element, ranging from walls to countertops, undergoes a comprehensive assessment to detect any property damage since the last inspection. All observed damage is meticulously logged, subjected to review and approval by the property owner, and subsequently rectified by our reliable team of tradespeople.

Safety alarms and detectors

An essential measure in our inspection protocol involves verifying the operational status of smoke, heat, and carbon monoxide detectors. These safety devices are prone to dust accumulation, potentially compromising their functionality. Therefore, we conduct a thorough inspection and, when necessary, perform prompt cleaning to ensure their optimal performance.

Leaks and drainage

Conducting regular assessments for leaks in pipes, taps, and external drainage systems is a proactive measure aimed at mitigating potential issues and optimizing long-term cost savings. A comprehensive examination of the property’s external piping is imperative, as tenants may not always be aware of or inclined to report issues outside the building’s interior.

Addressing leaks promptly is crucial, as unattended instances can lead to exacerbated damage, propagate dampness, and foster mold growth, all of which entail considerable expenses to rectify. Damp and mould

These prevalent issues often go unreported by tenants or are overlooked as tolerable inconveniences. Damp and mold, in particular, pose substantial concerns requiring immediate attention, given their potential to inflict significant structural damage and pose health hazards to occupants. Furthermore, if left unattended, these issues can rapidly escalate into more severe problems.

Condition of extra areas: gardens, lofts, basements
